Services

We provide professional property check services on a weekly or bi-weekly schedule to protect and maintain your home or condominium. Standard inspections may include the following. Pricing: $75.00 per month (two visits) or $125.00 per month (weekly visits). Homes over 2000 sf are $100.00 for bi-weekly (two visits) and $150.00 for weekly visits.

Structure inspection: Check for storm damage, broken screens, or breaches in the roof/soffits. We do not climb on roofs.
Landscaping & Pool Review: Inspect for pests, debris, and ensure the pool pump/water level is correct.
Security inspection: Ensure all windows, doors, and gates are securely locked and verify no signs of forced entry. Check garages and garage doors, if applicable.
Deliveries: Remove newspapers, flyers, and report packages to owners. Check mail, if needed.
Infrastructure inspection: Check for clogged gutters, broken fence panels, or drainage issues.
HVAC inspection: Check for proper temperature air out. Monitor humidity levels (recommend owners purchase humidity gauge) and water leaks around the air handler. Inspect condensation drain line, air filters, change air filters if needed, and flow switch when accessible. For example, if the A/C unit is located in the attic or unreachable due to height. Please leave extra air filters for the A/C.
Plumbing: Flush toilets, run faucets monthly. Check for leaks under sinks, and around the hot water heater.
Appliances: Verify the refrigerator and freezer are operational and that the ice maker is turned off.

Pest Control: Inspect for signs of insects inside condo or house.
Humidity Management: Ensure A/C is set to appropriate manufacture's recommended temperature to prevent mold growth.
Water Damage Prevention: Main water valve is shut off, and water heater is turned off at the breaker box.
Screened Enclosures (Lanais): Check for damage after storms and high winds.

Additional services

Meeting service professionals, lockbox placements, package pickups, or seasonal opening and closing of condominiums and homes are provided upon request with additional fees.

Hurricane shutter service is offered for an additional flat fee. We can place or remove hurricane shutters during a pending storm and we follow all local HOA guidelines.

About Us

We are a small independently locally owned business that is founded on a professional commitment to trust, reliability, and peace of mind.

Prices

$75.00 per month (two visits).

$125.00 per month (weekly visits). Homes over 2000 sf $100.00 for bi-weekly visits and $150.00 for weekly visits.

$50.00 per hour for after hour emergencies. For examples, if you have an alarm that goes off in the middle of the night.

Recommendations

Turn the main water valve off.
Please ensure the main water valve is accessible and clearly marked, if possible.
Turn off the water heater at the breaker box.
Cover toilets with plastic saran wrap.
Recommend placing paper towels under the toilet tank. Please leave a brush in case we need to clean the toilets.
Shut off water valves to the washing machine.
Unplug dryer and washing machines.
Turn off ice maker and empty all ice.
Place a paper towel under the ice dispenser.
Place baking soda inside the fridge and freezer.
Throw all perishable items away.
Recommend cleaning out the freezer of all food items. Replace A/C Air filter, please leave extra replacement filters, and turn temperature to manufacture's recommended settings for away.
Check A/C condensation line or call a trusted A/C service company to perform routine maintenance.
Replace thermostat batteries, if applicable.
Recommend placing a dehumidifier in the kitchen and set it to 55%. (larger homes may need two depending on size).
Replace all smoke detector batteries.
Ensure alarm system is working properly and replace all batteries. if applicable. Leave instructions on how to properly operate the system.
Unplug all electrical appliances, TV's, computers, microwave if possible, coffeemaker, unless it's the refrigerator.
Recommend leaving internet on.
Open all closet doors for air circulation.
Make sure all trash cans are empty and remove all garbage.
Inspect and put down all hurricane shutters, if the HOA permits.
Stop mail and newspaper delivery.
Lock all windows, doors, sliding glass doors, and garage doors, if applicable.
Recommend placing all lanai or patio furniture inside unit, and any door mats.
Recommend unhooking car battery terminal, if leaving a vehicle.
Do not leave any wet items inside your home.
Notify security of departure and arrival dates, if applicable.
Recommend placing a fan on a timer to better circulate the air in bedrooms or master bathroom.
Recommend cleaning unit before departure.
Recommend contacting pest control services prior to leaving.
Recommend buying a humidity gauge and placing it in your kitchen.

We accept cash payments, Zelle payments, money orders, and personal checks made out to Ocean Wave Home Watch LLC. We are not able to accept credit card payments at this time.
